Modern technology has advanced and streamlined many areas of business and the real estate industry is no exception. 1. Photography – While photography is not new in and of itself, there have been numerous advances to this field. Gone are the days with grainy, washed out pictures. 2. Social Media – We all know that social media is a fun way to stay in touch with far away friends and family but it is also an outstanding marketing tool in today’s marketplace. Facebook and Instagram both offer Realtors an avenue to broadcast and showcase their listings to a larger audience. Social media is a great place to announce a new listing, an upcoming open house, a recent price reduction and even the sale of a home. Some agents even promote a “listing of the week” on social media. Promoting a listing through social media allows the agent to reach beyond the local market and possibly pull in an out of town potential buyer. Social media is a useful tool for buyers to see and learn more about the homes before setting up an appointment; this can lead to more productive showings, as the buyers are better informed about the listed homes.
3. Video Tours – Long gone are the days where a video tour consisted of a series of snapshots faded into another creating a “tour” of the home. Today there is technology that allows potential buyers to walk the home virtually. One such program is Matterport, this gives the buyer the opportunity to tour the home and walk the floor plan. This program is fabulous because it allows potential buyers to see if the flow and layout of the home will work for them before visiting the listing. This benefits both the buyer and the seller as it helps to make the first round of showings more than just a look and see, because the buyer has already completed that step before even compiling their list of homes. Just as drones have opened up possibilities in photography, the same can be said of the Matterport.
These technological advances help to create a better informed buyer and a more smartly marketed home. By giving potential buyers a better virtual first look at a home results in a more informed buyer. Furthermore, this results in more productive showings and in some cases a faster decision.
